Please read these Booking Terms & Conditions carefully before you book. By making a booking, you agree to these terms on behalf of everyone in your party.
All guests must also follow our Park Rules throughout their stay. Failure to follow the Park Rules may result in your party being asked to leave the park without refund.
These terms should be read alongside our Park Rules, Privacy Policy and Cookie Policy.

The largest group we accept is 3 pitches staying on the park at the same time. This applies whether the pitches are booked together or separately, and whether they are next to each other or in different areas.
If we become aware that separate bookings form part of a group of more than 3 pitches, we reserve the right to cancel those bookings.

6. Pitch allocation & occupancy
Touring & camping
- Pitches are allocated when the booking is made. Online bookings cannot request a particular pitch or area.
- To book 2 or 3 pitches together, or to request a particular pitch or area, please call Reception on 01335 344020. Pitches booked separately cannot be guaranteed to be together.
- You must tell us when booking if you have a large unit, an awning with a bedroom annex, or a tent awning or glawning. If you do not, we cannot guarantee your pitch will be big enough.
- Maximum occupancy per pitch is 2 couples, or 1 family of 2 adults and their children, up to the maximum occupancy for the pitch booked.
- A maximum of 2 cars is allowed per pitch. One car is included in the pitch price and a second car is charged as an extra.
Holiday cottages & apartments
- The number of guests must not exceed the stated occupancy of the property booked.
- Only guests included on the booking may stay in the property.
7. Changes to your booking
- Any change to dates, accommodation, pitch type or other booking details is subject to availability and our agreement.
- Deposits cannot be moved to other dates because you are unable to travel on the dates originally booked.
- Any change to the number of people or make-up of your party must be agreed with us before arrival.
- We may refuse any change that would mean the booking no longer meets these terms.
8. Arrival, departure & check-in
Accommodation | Arrive from | Leave by |
|---|---|---|
Touring & camping pitches | 12 noon | 11am |
Hartington & Okeover Apartments | 2pm | 10am |
Dovedale & Ashbourne Cottages | 3pm | 11am |
- Please do not arrive before your check-in time unless agreed with us in advance.
- During low season, a later departure from touring and camping pitches may be available free of charge, subject to availability and agreement with Reception.
- The full balance must be paid before check-in.
- If you have not checked in within 24 hours of your arrival time and have not contacted us, we may treat the booking as a no-show, cancel the rest of the stay and re-let the pitch or accommodation.
9. Leaving early
If you cut your stay short after check-in for any reason, including the weather or circumstances outside our control, no refund or transfer will be given for unused nights. We strongly recommend taking out holiday insurance.
10. Facilities
Facilities vary with the time of year, weather, maintenance and operational needs. During low season, especially midweek, some facilities may be closed or have reduced opening hours.
If a particular facility is important to your stay, please check with us before booking. We will make reasonable efforts to provide the facilities we advertise, but cannot guarantee every facility will be available throughout every stay. This does not affect your statutory rights where a significant part of the service you booked cannot be provided.
11. Cancellation by Callow Top
If we have to cancel your stay because we are unable to provide the pitch or accommodation booked, we will offer a suitable alternative where possible or refund the payments made for that booking.
12. Your belongings & our liability
It is your responsibility to keep your belongings safe and secure while staying at Callow Top. We cannot accept responsibility for loss, damage, theft, accident or injury, except where this results from our negligence or where liability cannot legally be excluded.
Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot legally be excluded or limited.
13. Damage
Guests are responsible for any loss or damage caused to park property, pitches, facilities or accommodation by themselves or members of their party. Please report accidental damage to Reception as soon as possible.
We may ask for reasonable payment for damage, breakages or extra cleaning caused by a guest, where this goes beyond reasonable wear and tear.
14. Breaking these terms or the Park Rules
Failure to follow these Booking Terms & Conditions or the Park Rules may result in your party being asked to leave the park. Where there has been a serious or repeated breach, no refund will normally be given for the rest of the stay.
Nothing in these terms affects your statutory rights.
